Land Registry Title Deeds
Without using a dynamic, online platform like LandHawk it can take a number of different and unconnected steps to identify the Land Registry title deed numbers for a property or parcel of land. Furthermore, these steps can involve multiple sources of data to obtain all of the information required, including ownership details.
To shortcut and automate this manual process, LandHawk hosts, manages and displays a digitised version of every land parcel in the UK, as produced by Her Majesty’s Land Registry (HMLR) and, in the case of Scotland, Registers of Scotland using the INSPIRE data. These land boundaries sit on top of digital mapping or aerial photography layers, in their correct geographic position, and can be interrogated by the user with a simple click. Each land parcel contains the land registry title deed number and, in the cases of commercial and overseas ownership, directly accessible information for the ownership of that land parcel.
For the majority of our customers, identifying the title deed number is the beginning, rather than the end, of the process. The next step is to discover more detailed information about that specific parcel to determine whether it is a suitable and viable development opportunity.
Within our Information Panel (where you identified the land registry title) you are also able to expose the size of the site, its buildable area (or net developable area) potential and also the number of residential units that may fit into the parcel of land. Furthermore, LandHawk automatically assesses and reports on the constraints that intersect the site, including environmental, historic, power and utilities.
Additional tabs within the panel will provide contextual information such as proximity to points of interest (pubs, cinemas, or ATMs e.g.), planning application history of the land or building, and market value.
All the information described above comes from live data feeds which are updated daily, monthly or whenever that particular piece of information is updated from its original source. In addition, our underlying architecture is designed to allow customised instances of the platform, so that, where appropriate, we are able to bring in our customers’ own, unique, sometimes proprietary, datasets.
